As part of the Evans Property Group portfolio, Dakota Deluxe are unique city centre hotels offering a sense of modern luxury lifestyle inspired by the golden age of air travel and the iconic Dakota airliners.
Our specialist Hydrock MRB team has worked with Leeds-based KPP architects and contractors, GMI, to deliver two new build hotels for Evans Dakota Hotels in Leeds and Manchester, completing in 2017 and 2019 respectively.
On both hotels, we supported the initial planning application with a focus on the external lighting schemes and space planning, delivered performance specifications and drawings for the tender pack and undertook construction stage monitoring duties.
Lighting control was a core part of our brief to help create the pools of light that the Dakota Deluxe hotels are known for. In totality, our scope of services included:
- Incoming services upgrades
- Existing infrastructure diversions
- M&E services strategy to future-proof the hotels
- M&E design
- Construction stage project monitoring
- Design stage and as-built stage thermal modelling
- Combined heat and power feasibility study
- BREEAM Assessor – both hotels achieved a ‘Very Good’ rating
In Leeds, on Bond Court with terraces on Greek Street, close to Leeds city station, the Dakota Deluxe hotel is a 10-storey building offering 84 bedrooms/suites, signature Bar & Grill, boardroom and first floor salon bar with external terraces.
Situated canal-side in Manchester on Ducie Street, close to Piccadilly station, this Dakota Deluxe hotel offers 137 bedrooms, including 27 suites, in a nine-storey building with a signature Bar & Grill and a chic cocktail lounge featuring a champagne room and cigar terrace. The ‘Grand Deluxe’ penthouse suite at 1,800 sq ft is the largest suite in the city and features a roof-top terrace, steam shower, fire and whirlpool bath.
