This ‘back to the frame’ renovation created a state-of-the-art working environment for leading law firm Walker Morris who relocated their 500-strong team to 33 Wellington Street in 2019.

With large floor to ceiling windows, three new feature entrances, new lifts, improved building facilities for the occupiers, including cycle and shower facilities, plus external lighting features, the project required our team to deliver a completely new MEP engineering design throughout.

The transformation of this 76,000 sq ft office scheme is enhanced by a unique 11,700 sq ft landscaped deck with external lighting features to the rear replacing a former podium car park.

Working with DLG architects and contractors, GMI, our team delivered an MEP design that included a lighting management system with daylight control, LED lighting throughout, a high voltage distribution system, air source heat pumps and VRF heating and cooling.

Our team supported the landlord, Lancashire County Council Pension Fund, managed by Knight Frank Investment Management, for the Category A development, and Walker Morris for the Category B fit-out.
