BREEAM-led advice to support the delivery of highly energy efficient 90,000 sq ft office space in Leeds city centre for the professional services sector.

Built in 2016 and owned by Leeds City Council, 3 Sovereign Square connects Leeds city centre to the emerging South Bank development. It delivers high quality open plan office space which has attracted professional service organisations such as law firm Addleshaw Goddard.

We advised the Bruntwood / Kier Property joint venture on a strategy to enable the 90,000 sq ft building to achieve a BREEAM ‘Excellent’ rating. Based on our BREEAM-led advice, the main sustainability features of 3 Sovereign Square include:

  • An energy efficient building envelope
  • Low-flow sanitaryware fittings
  • VRF space heating and cooling
  • Solar photovoltaics
  • Low-energy lighting and efficient building services
  • Cycle spaces and facilities provision
  • Brown roof
  • High green guide rated and responsibly sourced building elements

With its excellent links to public transport and amenities and a focus on targeting an EPC A rating, this overall approach ensured the building achieved an ‘Excellent’ BREEAM rating.

Our team also delivered MEP performance duties for the scheme which was designed and built within a very confined site next to busy roads and surrounded by other occupied buildings. Our role included delivering design intent documentation and an indicative services strategy for the construction team.
